Choose Your Realtor
You should choose your Realtor first. Why?  They know the best of the best in the buying process.  You’ll most likely need a lender, a home inspector, and an insurance agent.  You might also want more information about contractors, and movers, and estate sales.  Your Realtor has those connections for you.  Imagine how stressful it would be for you to find these people on your own through trial and error.

Your Realtor will also be able to represent you and your best interest right from the start.  Did you know that there is a high chance that the agent at the Open House you went to represents that seller and not you?  If you get chatty with that agent that isn’t representing you, you might tell them things like how much you are willing to spend, what type of loan you are taking, your credit history.  That will all be used against you in negotiations if you choose to put in an offer on that home.

An excellent Realtor will also be able to help you find your dream home faster than you could have on your own.  While you are looking I am taking notes on the things you say that you don’t like or absolutely love.  We look for the patterns and get you to your dream home faster because have an individualized plan for each client.

The Realtor you choose should provide a free buyer consultation.   At this time they will explain the process, what your expectations should be, and go over your criteria for the best home for you.

Choose Your Lender
Your Realtor will be able to give you a list of 3 or more lenders that they have worked with before.  This lender has been tested to meet that Realtors expectations.  Your Realtor should know what types of loan products they offer so that you can be matched with a loan that works best for you.  ​They also know how well these lenders navigate problems or head them off all together.  This will give you a smooth buying process with as few bumps as possible.
Get Your Preapproval
In today’s market buyer’s are finding themselves wanting a home that has multiple offers on it.  You need your preapproval to submit your offer in a timely fashion.  If you go out looking for homes before this step is done you can find the home of your dreams and miss out because you weren’t prepared.
